Luxury property, waterfront homes and exceptional Miami real estate continue to attract strong interest, while buyers in other parts of the market can sometimes find more negotiating opportunities.

Why Florida Continues to Attract British Buyers

Florida offers something that is difficult to replicate elsewhere:

  • Beaches and outdoor living

  • Excellent restaurants and entertainment

  • International airports

  • No Florida state personal income tax

  • A large international community

  • Strong demand for luxury property

  • The ability to combine lifestyle with a second-home investment

For British buyers, Florida can also provide a very different lifestyle from owning a second home in Europe.

Miami and South Florida in particular offer an international environment where British buyers can feel immediately at home.

Miami Remains One of America's Most International Property Markets

Miami is no longer simply a holiday destination.

It has developed into a major international centre for finance, technology, business, entertainment and luxury living.

This has helped create continuing demand for exceptional homes and condominiums.

Recent 2026 market reporting has shown particularly strong performance at the luxury end of the Miami market, even while the broader residential market has been more subdued.

That distinction is important.

A buyer looking for a $5 million waterfront home should not necessarily approach the market in the same way as someone buying a $500,000 condominium.

This is one of the questions I am asked most often.

The answer is: it depends on what you are buying.

What Should British Buyers Look At Before Making an Offer?

I recommend looking at the complete cost of ownership, not just the purchase price.

This includes:

  • HOA or condominium fees

  • Building reserves

  • Maintenance

  • Financing costs

  • Closing costs

  • Currency exchange

  • Potential rental income

  • Future resale potential

Two properties that look similarly priced online can have dramatically different annual ownership costs.

Why Local Knowledge Matters

Florida is not one property market.

Miami Beach is different from Palm Beach.

Palm Beach is different from Fort Lauderdale.

A waterfront condominium is different from a single-family home.
